Maslak is Istanbul’s business district and the area we know best: our office is inside the 1453 Maslak complex and we have worked here since 2009. This guide answers what buyers from abroad ask us most. What do apartments here cost in US dollars, which complexes are worth a look, how do the residence and citizenship thresholds compare with real apartments, and how does the purchase run?
IN SHORT
Foreigners can buy apartments in Maslak with the same freehold title deed (tapu) as Turkish citizens. In our own listings, resale apartments in the four main complexes are priced from about 10.2 million TL to 41.8 million TL, roughly USD 210,000 to 855,000. The median asking price is about USD 255,000 for a one-bedroom (1+1), USD 400,000 for a 2+1, USD 530,000 for a 3+1 and USD 715,000 for a 4+1. The four complexes are 1453 Maslak, Maslak My Home, Eclipse Maslak and Mashattan. A title deed value of USD 200,000 or more supports a residence permit application, and USD 400,000 or more a citizenship application. Budget roughly 4–6% on top of the price. Last checked: October 2026.
Maslak is a neighbourhood of the Sarıyer district, on the European side of Istanbul. Together with Levent it forms the city’s central business district: banks, technology companies and holding headquarters have their offices in its towers. That keeps demand for one- and two-bedroom rentals steady, which is the main reason investors look here.
The M2 metro line stops at İTÜ–Ayazağa and Atatürk Oto Sanayi and runs directly to Levent, Şişli and Taksim. The TEM motorway is next door, and Istanbul Airport is reached by car via TEM and the Northern Marmara Motorway. Almost all apartments are in managed residential complexes with security, parking and shared facilities, which suits owners who live abroad.
The figures below are asking prices for resale apartments in our own listings in the four main Maslak complexes on 6 October 2026. They show what we can take you to see, not the whole market. In Turkey “2+1” means two bedrooms plus one living room.
| Apartment type | Asking prices in our listings | Median, approx. in US dollars |
|---|---|---|
| Studio (1+0) | About 10.2 million TL | About USD 210,000 |
| 1+1 (one bedroom) | 11.5 – 12.65 million TL, median 12.4 million TL | About USD 255,000 |
| 2+1 (two bedrooms) | 14.5 – 22.8 million TL, median 19.5 million TL | About USD 400,000 |

Residence permit. A home with a title deed value of at least USD 200,000 supports a short-term residence permit application. At about 49 TL per dollar that is roughly 9.8 million TL. The lowest-priced apartments in the four main complexes, at about 10.2 million TL, sit just above that level. Some neighbourhoods in Turkey are closed to new address registrations by foreigners, so if a residence permit matters to you we check the address before you make an offer.
Citizenship. The threshold for Turkish citizenship by property investment is USD 400,000, roughly 19.6 million TL. In Maslak a typical 2+1 is priced right around that level, and 3+1 and larger apartments are above it.
In both cases what counts is the value in the title deed and in the valuation report, not the asking price. For citizenship the property also has to be kept for three years. So before you commit, ask us to check the specific apartment.
From accepted offer to title deed usually takes two to four weeks. The steps are the same across Istanbul; our full guide to buying property in Istanbul as a foreigner covers each one in detail.
Your budget in dollars or lira, the number of bedrooms, and whether you plan to live in the apartment, rent it out or apply for citizenship. Those answers decide which complexes make sense.
We meet you at our office inside 1453 Maslak and show the shortlisted apartments the same day or the next. If you are abroad, we walk through them on a live video call.
We check the title deed (tapu), the occupancy permit (iskan), any mortgage and whether the property can be transferred to a foreign buyer. We also confirm the monthly service charge (aidat) with the building management, and share all of it in writing.
Once your offer is accepted, a short reservation agreement fixes the price and takes the apartment off the market while the paperwork runs.
You get a Turkish tax number and open a bank account. The purchase price is converted into Turkish lira through the bank, which issues the foreign-currency purchase certificate (DAB) that the land registry asks for.
Every purchase by a foreign national needs a valuation report from an appraiser licensed by the Capital Markets Board (SPK). It usually takes a few working days.
You attend the land registry with a sworn translator, or we act for you under a power of attorney. The deed changes hands the same day. From 1 December 2026, payment for property sales in Turkey is scheduled to go through the Secure Payment System (Güvenli Ödeme Sistemi), where a bank holds the money until the deed has been transferred.
The business district keeps demand for one- and two-bedroom rentals in Maslak steady. In our current rental listings the median asking rent is about 73,000 TL a month (about USD 1,500) for a 1+1, 110,500 TL (about USD 2,250) for a 2+1 and 133,000 TL (about USD 2,700) for a 3+1.
Set against the median asking prices above, that is a gross return of roughly six to seven per cent a year before tax, service charge and empty months. It is arithmetic on asking figures from a small number of listings, not a forecast. Rents are agreed in Turkish lira, so the dollar return also depends on the exchange rate. Ask us what a specific building has actually rented for this year. Current rentals are on our Maslak apartments for rent page.
Yes, in most cases. Citizens of most countries can buy an apartment in Maslak with the same freehold title deed (tapu) as Turkish citizens, and no residence permit is needed to buy. Before an offer is made we check the title deed and whether the property can be transferred to a foreign buyer, and our Maslak office handles the process in English.

Yes. We show the apartments on a live video call, and the purchase can be completed under a power of attorney granted at a Turkish consulate or a notary. We still recommend seeing the building at least once.
