686 homes and 23 shops across 44 low-rise blocks on roughly 161,727 m², built around a lake and green landscaping — with an M4 metro station next door. It is the family end of our portfolio rather than the investment end.
Pendik is on the Anatolian side, near the marina and the Sabiha Gökçen side of the city. Prices per square metre are well below Maslak, and you get space and greenery instead of a skyline view.

Pendik — Istanbul, Anatolian side, beside an M4 metro station.
It depends what you want. For rental yield aimed at expatriate executives, Maslak is the stronger bet. For a family home with space and greenery at a realistic price, Pendik is a serious option and we will say so plainly.
Only if the title deed in your name is valued at 400,000 USD or more. At Pendik prices a single apartment will usually sit below that threshold, so ask us to run the numbers before you plan on it.
