Garden apartments and duplexes in the Emlak Konut Çınarköy development — the quiet, green side of Istanbul, at prices the European side no longer offers.
Çınarköy is a large low-rise development in Çekmeköy, on the Asian side of Istanbul. It was built by Emlak Konut, the state-backed developer, which is the main reason buyers trust the construction and the title situation here.
The character is different from Maslak or Levent: blocks of four to six floors, wide gardens between them, playgrounds instead of lobbies. Families with school-age children are the typical buyer, and many units come with a private garden or a roof terrace.
Access is the second reason. The TEM motorway and the Şile road are minutes away, and the M5 metro line ends at Çekmeköy, connecting to Üsküdar and the Marmaray in about half an hour. Prices per square metre remain well below the European side, which is what makes the rental yield work.

You need a passport, a Turkish tax number and an official valuation report; the transfer itself takes one appointment at the land registry. About 45 minutes by car outside rush hour, or metro to Üsküdar and the Marmaray under the Bosphorus. Most owners here work on the Asian side.
Yields are usually higher than in Maslak because entry prices are lower while family demand is steady. We can show you what comparable units in the site currently rent for.
Only if the total purchase reaches the USD 400,000 threshold — possible by combining units. We will tell you honestly whether a given package qualifies.
